Investing in Dubai Property from India: What You Actually Need, and What to Weigh First

6 min read

Dubai offers freehold ownership in designated areas, no annual property tax and residency eligibility on qualifying purchases. Here is what you need from the India side — and an honest note on where our expertise ends.

In short

From the India side you need a valid passport, PAN, documented source of funds and a compliant route for moving money abroad under the Liberalised Remittance Scheme. On the Dubai side you need to buy in a designated freehold area and register the transfer with the Dubai Land Department. Take UAE legal and tax advice locally — Indian advice does not cover it.

Why Indian investors look at Dubai

  • Freehold ownership available to foreign nationals in designated areas
  • No annual property tax
  • Rental yields commonly cited in the 5–8% range
  • Residency visa eligibility on qualifying property purchases
  • Currency and geographic diversification away from a single market
  • Proximity — a short flight, and a large Indian community already established

That is a real set of advantages and it is why the market attracts Indian buyers. It is not the whole picture, and the rest of this article is the part that gets less attention.

What you need from the India side

Documents

  • A valid Indian passport
  • PAN card
  • Address proof
  • Bank statements establishing the source of funds
  • Income tax returns, generally for the preceding years

Moving the money

Outward remittance by a resident Indian runs under the Reserve Bank's Liberalised Remittance Scheme, which permits remittance up to a prescribed annual limit per individual for permitted purposes including the purchase of immovable property abroad. Your bank will require documentation of the purpose and the source, and tax collected at source may apply to the remittance.

  • Confirm the current LRS limit and the TCS position with your bank before committing to a payment schedule
  • Remit through banking channels only, with the purpose correctly declared
  • Keep every transfer record — you will need them if you ever sell and repatriate
  • Where a purchase exceeds the individual limit, family members remitting separately is a common structure, but get it confirmed rather than assumed

What you need on the Dubai side

  1. Buy in a designated freehold area

Foreign nationals may own freehold only in areas designated for it. Ownership in other areas is leasehold or otherwise restricted. Confirm the designation of the specific property, not the emirate.

  2. Verify the developer and the project

For off-plan purchases, check the developer's registration and the project's status with the Dubai Land Department and RERA, and confirm that payments go into the project escrow account rather than to the developer directly.

  3. Understand the payment structure

Off-plan purchases run on construction-linked payment plans. Ready property settles differently. The two carry different risks and different exit profiles.

  4. Budget the transaction costs

Transfer fees, registration, agency commission and service charges apply. Annual service charges on the building are an ongoing cost that materially affects net yield — ask for the actual figure for that building, not an average.

  5. Register the transfer

The transaction registers with the Dubai Land Department and the title deed issues in your name.

  6. Take local advice

UAE property law, mortgage options and your tax position are matters for Dubai-based lawyers, banks and cross-border accountants. This is not optional diligence.

Residency, honestly

Property investment at qualifying value levels can make you eligible for a residency visa, and the thresholds and durations are set by the UAE authorities and have changed more than once. Two things worth being clear about: eligibility is not the same as approval, and a residency visa is not citizenship.

Confirm the current threshold and conditions directly with the relevant UAE authority or a UAE immigration adviser before you buy on this basis. Nobody in India can guarantee you a UAE residency outcome, and an agent who does is telling you something they cannot know.

What to weigh before you commit

FactorWhat to think about
Service chargesLevied annually per square foot and vary substantially by building. They come straight off your net yield — get the actual figure
CurrencyYour income and your liability may be in different currencies. The dirham's peg to the dollar makes this a rupee-dollar exposure
SupplyDubai delivers large volumes of new stock. Supply cycles affect both rent and resale
Management distanceLetting and maintaining a property in another country needs a manager. Price that in before you calculate the yield
Tax in two countriesIndian residents are generally taxable on worldwide income. Your Dubai income may still need reporting in India — take cross-border advice
ExitUnderstand the resale market and the cost of selling before you buy, not after
The considerations that get less airtime

Dubai or Udaipur?

It is not really a competition, and framing it as one usually leads to a bad decision. They are different instruments. Dubai offers diversification, a different currency and a residency angle. Udaipur offers a market you can visit, records you can check yourself, and a ticket size that does not require diversification to be the point.

The honest question is which risk you are better placed to manage. If you cannot easily get to Dubai and would be relying entirely on others to verify what you are buying, that is a meaningful factor — and it is the same factor that makes NRIs cautious about buying in India. It cuts both ways.

Common questions

Can an Indian citizen buy property in Dubai?

Yes, in areas designated for freehold ownership by foreign nationals. Confirm the designation for the specific property, and register the transfer with the Dubai Land Department.

How do I transfer money from India to buy property in Dubai?

Through banking channels under the Liberalised Remittance Scheme, within the prescribed annual limit per individual, with the purpose declared and the source documented. Tax collected at source may apply. Confirm the current limit and TCS rate with your bank.

Does buying property in Dubai give residency?

Property investment at qualifying value levels can make you eligible for a residency visa. Thresholds and conditions are set by the UAE authorities and change — confirm the current position with a UAE adviser. Eligibility is not approval, and residency is not citizenship.

What ongoing costs should I expect?

Annual service charges are the significant one, levied per square foot and varying widely by building. They reduce net yield directly, so ask for the specific figure for that building before you model returns.
