Founder
The beginnings
Dilip didn't grow up in real estate. He grew up watching his parents struggle with property transactions that went wrong — vague boundaries, verbal promises that weren't kept, “trusted agents” who disappeared after taking deposits. When he started Dhanlaxmi Property in 1998, he built it around one principle: tell clients the truth, even when it costs you the sale.
What he actually does
Dilip still takes client calls. Not “initial inquiries” — actual advisory calls where families are deciding between three properties and need someone who's seen 10,000 transactions to weigh in. He's the person who tells you “That price is ₹5L too high” or “This area will appreciate better than that one” without caring about commission impact.
Why clients trust him
Because he's told clients not to buy properties they were excited about when he spotted documentation red flags. Because he answers WhatsApp messages at 10pm when clients are anxious about a deal. Because after 28 years, he still treats a ₹15L plot sale with the same care as a ₹2cr commercial property — your money matters, regardless of amount.
The network
Dilip knows who owns what in Udaipur, Nathdwara and Rajsamand — not from databases, but from decades of relationships. That network means you hear about opportunities before they're publicly listed.

Lokesh Tak
Co-Founder
The partnership
Lokesh co-founded Dhanlaxmi Property with Dilip in 1998. They split responsibilities early: Dilip focused on client relationships and advisory, Lokesh built the operational side — contracts, registrations, compliance, and the unglamorous paperwork that prevents legal nightmares later.
What he brings
Lokesh is the person who spots the clause in a sale agreement that could cause problems. He's the one who maintains relationships with registry offices, lawyers and government departments — relationships that mean your documentation moves faster. He's also the reason we've had zero legal disputes with clients in 28 years; his thorough review process catches issues before they become problems.
Client impact
You might not meet Lokesh on your first call, but his systems protect you on every transaction. When a client's NRI documentation needs special attention, Lokesh personally reviews it. When a property has inheritance complexity, he coordinates legal opinions. Trustworthy doesn't mean friendly — it means rigorous, and that's Lokesh.
Dilip Jain has been in Udaipur real estate since before computers, databases or online listings existed. His 40+ years mean he's witnessed every boom, crash, policy change and market shift. When clients ask “Is this area good for long-term holding?” Dilip doesn't guess — he remembers when that area was farmland, watched it urbanize, and knows which developments succeeded versus which stalled.
What sets him apart
He's seen government policies change property values overnight. He's navigated title disputes that traced back to 1960s inheritance cases. He knows which neighbourhoods have water table issues, which areas flood during heavy monsoon, and which “upcoming” zones have been “upcoming” for 15 years without actually developing.
Why he's on our team
When we encounter a complex case — disputed boundaries, multi-generational ownership, or agricultural land with unclear conversion status — Dilip reviews it. His judgment saves clients from costly mistakes. Families often request him specifically when making major investment decisions because his track record speaks louder than any marketing.

Business Development
Gaurav Tak
Business Development
MBA
What he built
When Gaurav joined the family business, rental services were informal — a few properties, occasional tenant placements. He saw the opportunity differently: Udaipur has 15,000+ students, a growing IT/BPO sector, foreign tourists staying long-term, and NRIs needing reliable rental management. He built a dedicated rental division from scratch.
The systems behind it
Gaurav brought MBA-level thinking to a traditionally relationship-driven business. He created tenant screening protocols (employment verification, reference checks, past rental history), standardized lease agreements that protect both parties, and maintenance coordination systems so property owners don't get 2am emergency calls.
Who he serves
Students needing affordable PG accommodations near colleges. Foreign professionals relocating to Udaipur for work or extended stays. NRIs who own property but live abroad and need someone to manage rentals, collect payments and handle maintenance. Businesses seeking commercial office space without overpaying.
Client satisfaction focus
Gaurav measures success by tenant retention and landlord renewals — not just closed deals. His approach: find the right fit, not just any fit. A student paying ₹8,000/month gets the same attention as a company leasing ₹50,000/month office space because satisfaction compounds into referrals.

Construction Lead
Sanchit Tak
Construction Lead
Civil Engineer
The technical edge
Sanchit is the civil engineer who reviews building plans before construction starts and spots problems before they become expensive fixes. He's caught structural issues, inadequate foundation designs and substandard material specifications that would have cost lakhs to repair later.
What he actually does
When you buy a plot and want to build, Sanchit coordinates everything: design consultation, contractor selection, material sourcing, construction monitoring, quality checks and timeline management. He uses modern project management tools to track progress, but more importantly, he's on-site regularly — not just reviewing photos.
The quality commitment
Sanchit has walked away from contractors who wouldn't meet quality standards. He's delayed projects by 2 weeks to source better materials rather than accepting substandard alternatives. This costs us contractor relationships sometimes, but it protects client investments long-term.
Client communication
He sends bi-weekly construction updates via WhatsApp: photos, progress reports, upcoming milestones, and any issues encountered. Clients aren't left wondering “What's happening with my house?” — they're informed partners in the process.
Why clients request him
Because he's built 50+ homes that are still standing strong. Because he answers technical questions in plain language, not jargon. Because when a contractor says “This is how it's done,” Sanchit says “Show me the engineering basis” — and clients' homes are safer for it.
Our team is strengthened by the wisdom and networks of these advisors, who bring specialised expertise in legal, financial and market domains — available when complex cases need deeper review.
